Baldwin County's May 2024 Housing Report

Baldwin County home prices are still climbing, even as properties stay on the market longer and the number of closings decreases. Baldwin REALTORS® Multiple Listing Service (MLS) reports matching year-over-year trends for May 2024’s Traditional Residential and Resort/Island-based markets in the county. Both types of real estate experienced increases in Average Sales Price and Days on Market, while the number Closed Sales decreased.

 

In the Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180), average sales price saw a 4.5% increase from May 2023, resulting in an average of $748,253. Listings spent more time on the on market at an average of 78 days, compared to 68 days the year prior. A decrease was reported in Total Closed Sales as 176 properties sold in May 2024, compared to 200 in May 2023.

 

In Baldwin County’s Traditional Residential area, average sales price experienced a 9.8% increase from May 2023 at $440,222. Properties stayed on market longer with an average of 56 days, which is 6 more days than the average a year ago. Additionally, there were 6 less new listings added to the market and 31 less properties sold in this area of the county than last year.
